“Suran Mein Ras Tum Ho” — A Musical Homage to the Timeless Legacy of Pandit C. R. Vyas

As the music world marks the 101st birth anniversary of the legendary vocalist and composer Padma Bhushan Pandit C. R. Vyas, Bengaluru will pay tribute to his enduring legacy through a special concert titled “Suran Mein Ras Tum Ho – Bandishes of Pandit C. R. Vyas.” The event will be held on Saturday, 8 November 2025, at 7.00 PM at Chowdiah Memorial Hall, Malleswaram, as part of the Sri K. K. Murthy Memorial Music Festival – 2025.

Pandit Chintaman Raghunath Vyas (1924–2002) was one of the towering figures of Hindustani classical music in the 20th century — a scholar, composer, and teacher whose life was devoted to nurturing the soul of raga. Trained in the Kirana, Gwalior, and Agra gharanas, he created over 200 original bandishes under the pen name Gunijaan. Each composition reflected his profound insight into melody, poetry, and philosophy — touching on devotion, spirituality, human emotion, nature, and love. His music continues to live on through his disciples and admirers across generations.

In “Suran Mein Ras Tum Ho”, select bandishes of Pandit Vyas will be brought to life by acclaimed vocalists Pandit Suresh Bapat, Anuja Zokarkar, Noopur Gadgil, and Kedar Kelkar, accompanied by Ravindra Yavagal on tabla, Vyas Murthy Katti on harmonium, and the students of Suresh Bapat as chorus singers.

Adding a deeply personal dimension to the evening, Shashi Vyas — son of the maestro and Founder–Director of Pancham Nishad — will be the Content Narrator, sharing stories, reflections, and memories that bring alive the creative world of his late father.

Presented by JSW and Pancham Nishad, this concert is more than a performance — it is an offering of gratitude, a celebration of a life steeped in music, and a reminder that true art never fades; it only finds new voices to carry it forward.

Shipbuilding to Submarine Tourism: Goa’s Holistic Maritime Reforms Set National Benchmark

Goa Showcases its ‘Blue Meets Green’ Vision for Maritime Growth

Mumbai, India: The Captain of Ports Department, Government of Goa, made a strong impact at the inaugural Goa State Session of India Maritime Week 2025, held at NESCO, Mumbai. Themed “Blue Meets Green: Goa’s Model for Sustainable Maritime Development,” the session brought together national policymakers and global maritime leaders to discuss innovation, sustainability, and collaboration in shaping India’s maritime future.

Goa’s Vision: Blue Growth with Green Responsibility

Goa’s strategic coastal advantage and eco-conscious policies position it as a leading model in India’s Blue Growth with Green Responsibility framework. Under the guidance of Dr. Pramod Sawant, Hon’ble Chief Minister, and Shri Digambar Kamat, Hon’ble Minister for Captain of Ports, Public Works, and Legal Metrology, the state unveiled transformative plans focused on green shipping, port modernization, and advanced maritime technologies.

In his inaugural address, Dr. Pramod Sawant highlighted that the theme “Blue Meets Green” symbolizes Goa’s journey toward balanced progress — “a model for rapid, sustained development in harmony with the environment, waste-free waterways, and carbon-neutral shipping ecosystems.”

    Major Announcements and Investments

The session witnessed several key launches and partnerships:

    • Goa Maritime Waterways Infrastructure Development Vision Document was officially unveiled.

    • ₹200 crore was sanctioned by the Inland Waterways Authority of India (IWAI) for National Waterways projects in Goa.

    • A ₹3,500 crore agreement was signed with Atlantic Pacific LNG for establishing a state-of-the-art LNG facility at Mormugao Port.

    • Launch of a 2MW solar power plant and plans for a floating marina at Mormugao Port, strengthening Goa’s renewable energy and maritime sustainability initiatives.

Chief Minister Dr. Sawant expressed gratitude to IWAI, noting, “With this allocation, the pace of infrastructure development in Goa’s waterways will be clearly visible.”

The state also reaffirmed that the MoU with IWAI signed on 10 January 2025 remains valid until January 2030, ensuring Goa’s jurisdiction and rights over its waterways are safeguarded.

    Goa’s Comprehensive Maritime Development Plan

In his keynote address, Shri Digambar Kamat, Hon’ble Minister for Captain of Ports, outlined a holistic roadmap to transform Goa into a maritime innovation hub.

    1. Establishment of the Goa Maritime Board

The proposed Goa Maritime Board Bill will unify governance for all port and maritime operations, streamlining management and ensuring modernization across coastal and inland waterways.

    2. Cruise and Ferry Infrastructure

    Plans include:

    • A new international and domestic cruise terminal at Mormugao Port.

    • A modern terminal building at Panaji Port.

    • Seven permanent jetties across Goa and 40 floating jetties under National Waterways.

    • Feasibility studies for interstate ferry routes (Goa–Mumbai) and submarine tourism initiatives.

    3. Shipbuilding and Repair Promotion

Aligned with the national Shipbuilding Financial Assistance Scheme, Goa aims to support green fuel-based vessels, hybrid propulsion systems, and single-window clearance for shipyards. The state seeks participation in the ₹69,725 crore central maritime cluster revival package.

    4. Green Fuel Transition

A strategic action plan is underway for developing infrastructure to support green hydrogen, ammonia, and methanol as marine fuels, driving a clean energy transition for Goa’s ports.

    5. Skilling and Maritime Education

The upcoming Goa Institute of Maritime Excellence (GIME) — established with Ganpat University and backed by a ₹50 crore investment — will offer advanced simulators, technical workshops, and training programs to create a skilled maritime workforce.

    6. Fisheries and Marine Tourism Support

Emphasizing the role of coastal communities, the government announced:

    • Modern fishing vessels and solar-powered cold storage.

    • Aquaculture promotion and marine tourism projects, including underwater cruises, sea-plane operations, and ropeway-linked nautical tourism.

    Sailing Toward a Sustainable Future

Goa’s initiatives align with Maritime India Vision 2030 and the national Viksit Bharat 2047 mission. As Dr. Sawant aptly summarized, “Goa’s maritime story is one of transformation — from heritage to high technology, from local to global, and from blue to green.”

The Captain of Ports Department extended gratitude to industry partners and experts contributing to Goa’s transformation into India’s most sustainable maritime state.

Today, Goa’s model stands as a national benchmark — blending tradition, technology, and responsible growth to build a globally competitive and environmentally conscious maritime economy.

  • Delhi-NCR Property Market Records 2.5× Surge in Office Leasing in Q3 2025

Delhi-NCR Property Market Records 2.5× Surge in Office Leasing in Q3 2025

Delhi-NCR’s commercial real estate market is witnessing a remarkable rebound, with office leasing activity surging 2.5 times in Q3 2025 compared to the previous quarter. As per a Cushman and Wakefield report, net leasing of office spaces jumped 2.5 times to 3.79 million square feet in the third quarter of this calendar year from 1.52 million square feet in the year-ago period. This positioned Delhi-NCR as a major player in the national property market, contributing 23% to the total net leasing of office spaces across the top eight cities during the period.

The growth is being driven by strong occupier demand from sectors such as IT/ITeS, BFSI, and co-working, as businesses expand operations to accommodate a returning workforce and evolving hybrid models. Gurugram, Noida, and select micro-markets like the Dwarka Expressway and Noida-Greater Noida Expressway have emerged as frontrunners, backed by robust infrastructure, improved connectivity, and high-quality supply.

Besides, the market is also seeing a decisive shift towards quality. Nearly 80% of fresh office space supply in Q3 was Grade-A assets, indicating an appetite for premium, future-ready workspaces.

*Mr Sanchit Bhutani, Managing Director, Goup 108,says, “Noida and Greater Noida are entering a transformative phase where infrastructure growth and occupier intent are seamlessly aligned. With key developments like the Noida International Airport and the Noida Expressway driving momentum, this region is fast emerging as the next frontier for MNCs and GCCs to establish large-scale operations. The combination of quality supply, cost advantage, and policy stability makes it an ideal destination for future-ready office spaces. As Delhi-NCR continues to draw strong corporate interest on the back of its evolving infrastructure and robust talent ecosystem, Noida–Greater Noida is well poised to become one of the region’s most dynamic and future-focused business hubs—delivering sustained value for both enterprises and investors”

Moreover, the momentum signals a renewed sense of investor confidence and underscores the region’s growing dominance in India’s commercial real estate landscape. The growing presence of Global Capability Centers (GCCs) and multinational corporations is further driving sustained absorption, especially in emerging corridors with strong connectivity. At the same time, co-working operators are leasing larger floor plates to meet the evolving need for flexibility, collaboration, and hybrid working environments among today’s enterprises.

Prakash Mehta, Chairman and Managing Director, Ocus Group, says:
“The sharp rebound in office leasing underscores how Gurugram continues to anchor NCR’s commercial story. What we’re witnessing now is not just demand recovery but a structural shift — developers are increasingly repositioning assets toward integrated, mixed-use campuses rather than standalone towers. Occupiers today want ecosystems that blend workspace efficiency with lifestyle convenience. In this context, locations like Dwarka Expressway are emerging as the next growth frontier. Once the metro expansion and expressway become fully operational, the corridor will offer unparalleled connectivity and infrastructure readiness, making it a preferred destination for global occupiers and future-ready developments.”

Ajendra Singh, Vice President- Sales and Marketing, Spectrum@Metro, says, “The evolution of office spaces in NCR is moving toward environments that go beyond functionality to deliver a complete professional ecosystem. In Noida, we’ve seen growing demand for offices within developments, where accessibility, amenities, and visibility come together seamlessly. The advantage of being in a retail-integrated setting lies in convenience and connectivity — qualities that today’s workforce and occupiers value deeply. For many businesses, this format is proving to be a smarter, more sustainable choice for long-term operations.”

Therefore, the surge in office leasing during Q3 highlights not just a strong quarter, but a broader shift in Delhi-NCR’s commercial real estate narrative. From Grade-A office towers in Gurugram to emerging corridors along Dwarka Expressway and Noida-Greater Noida, every submarket is contributing to this renewed dynamism.

  • Bharat Taxi App: All You Need to Know About India’s Driver-Owned Service

Bharat Taxi App: All You Need to Know About India’s Driver-Owned Service

New Delhi: In a major move to challenge the dominance of corporate ride-hailing giants like Ola and Uber, the Government of India has partnered with Sahakar Taxi Cooperative Limited to launch Bharat Taxi — the country’s first national cooperative taxi service.

The pilot project is scheduled to begin in November in Delhi, starting with 650 drivers, followed by a nationwide rollout in December.

    A Cooperative Approach to Mobility

According to the Ministry of Electronics & Information Technology (MeitY), the initiative aims to “transform the mobility ecosystem through a cooperative-driven, transparent, and citizen-first ride-hailing platform.”

Bharat Taxi has been jointly developed by the Ministry of Cooperation and the National e-Governance Division (NeGD). An MoU has been signed with Sahakar Taxi Cooperative Limited to operate the service.

Unlike private ride-hailing companies, Bharat Taxi will function as a cooperative enterprise, meaning that drivers will also be co-owners of the platform.

    Governance and Leadership

A governing council has been established to oversee the functioning of the cooperative.

    • Jayen Mehta, Managing Director of Amul (GCMMF), has been unanimously elected as the Chairman.

    • Rohit Gupta, Deputy Managing Director of the National Cooperative Development Corporation (NCDC), will serve as the Vice Chairman.

The cooperative model is designed to promote a sense of ownership, community, and transparency, ensuring fair benefits for both drivers and passengers.

    Integration with National Digital Platforms

The Bharat Taxi service will be linked with key government digital platforms such as DigiLocker, UMANG, and API Setu.
This integration will enable secure identity verification and seamless service delivery, further aligning Bharat Taxi with India’s digital public infrastructure.

    How to Use Bharat Taxi

Using Bharat Taxi will be just as easy as using Ola or Uber.

    • Android users can download the “Bharat Taxi” app from the Google Play Store.

    • iPhone users can find it on the Apple App Store.

    • The app will be available in Hindi, English, Gujarati, and Marathi.

With this initiative, India is set to introduce a citizen-owned alternative in the ride-hailing market — one that combines technology, transparency, and cooperative values to empower drivers and provide fairer mobility solutions.

  • iPhone 18 and 18e: New Launch Window Confirmed?

iPhone 18 and 18e: New Launch Window Confirmed?

Apple could be planning its boldest iPhone shake-up yet. According to new leaks, the tech giant may move away from its long-standing September launch tradition, opting instead to release certain iPhone models earlier in the year. Reports from MacRumors suggest that Apple aims to refresh its lineup with a new release schedule — including an all-new “iPhone 18e” variant.

The move reportedly aligns with Apple’s plans to mark the 20th anniversary of the iPhone in grand style, offering fans multiple product cycles to look forward to throughout the year.

    iPhone 18 & iPhone 18e Launch Timeline

As per the report, Apple will likely unveil the iPhone 18 and iPhone 18e in the first half of 2027. Later that same year, Apple could introduce a wave of higher-end models — iPhone Air, iPhone 20 Pro, iPhone 20 Pro Max, and the second-generation foldable iPhone.

Interestingly, Apple may skip the “iPhone 19” branding altogether — a move reminiscent of 2017, when it jumped from iPhone 8 to iPhone X.

This staggered rollout could help Apple maintain consumer excitement year-round and avoid production bottlenecks, especially during its traditionally high-demand September window.

Why Apple Might Change Its Launch Strategy

The potential new schedule is designed to balance demand and optimize production. According to sources cited by MacRumors, panel orders for 2026 are expected to drop by about 20 million units, since Apple reportedly won’t release an iPhone 18 that year.

Experts like Ming-Chi Kuo believe this strategy will allow Apple to better manage inventory, avoid holiday-season supply crunches, and stabilize sales across the calendar year.

In the long term, Apple anticipates that foldable iPhones will take on a bigger role, filling sales gaps and offering premium alternatives for enthusiasts.

What This Means for Apple Fans

By spacing out launches, Apple can:

    • Introduce new features and designs more consistently.

    • Give each product dedicated marketing focus.

    • Offer customers more buying flexibility across the year.

Ultimately, this could make the iPhone ecosystem more dynamic, ensuring fresh excitement every few months instead of waiting for a single annual event.

  • Post-Pandemic Luxury: How the Focus Shifted from Prestige to Well-Being

Post-Pandemic Luxury: How the Focus Shifted from Prestige to Well-Being

For decades, the prestige of a home in India—especially in cities like Delhi, Mumbai, or Bangalore—was synonymous with its address. A coveted pin code was a status symbol, a marker of achievement and exclusivity. Owning a home in places like Connaught Place, Lutyens’ Delhi, or South Extension wasn’t merely about convenience; it was about identity, belonging, and societal stature. The closer one lived to the heart of the city, the higher the perceived value.

But that equation has changed dramatically. Over the last decade—and more significantly in the post-pandemic years—the concept of luxury real estate has undergone a profound transformation. The modern affluent buyer is no longer chasing proximity to city centres; they are pursuing quality of life, well-being, and experiential luxury. In essence, the definition of “prime” has evolved — from where you live to how you live.

The Shift: From Location to Lifestyle

This transformation reflects a broader evolution in the mindset of today’s buyers. The new generation of luxury homebuyers—largely HNIs (High Net-worth Individuals) and NRIs (Non-Resident Indians)—are global citizens. They are well-travelled, exposed to international standards of design, sustainability, and lifestyle innovation. For them, a home is not just a statement of success but a sanctuary that nurtures balance, privacy, and emotional well-being.

The pandemic further accelerated this shift. As lockdowns forced people to reimagine their relationship with their homes, the idea of “luxury” expanded beyond aesthetics to include space, light, greenery, and community. Homebuyers began valuing wellness architecture, biophilic design, and integrated amenities that support both solitude and connection.

Today’s buyer is no longer content with a penthouse view of the skyline—they want open terraces that bring the outdoors in, green surroundings that calm the mind, and amenities that enable self-care without leaving home. This marks a decisive move from centrality to sensibility, where the ultimate luxury lies in the freedom to live well.

    The Rise of Future-Ready Neighbourhoods

Parallel to this lifestyle evolution is the rise of future-ready infrastructure that’s redefining what makes a location desirable. Expanding metro networks, expressways, and upcoming airports are reshaping the urban map, turning what were once “fringe” areas into well-connected, high-value micro-markets.

According to a Cushman & Wakefield report, the Delhi-NCR real estate market witnessed the launch of 10,245 new housing units in Q3 2025, marking a 12% rise over the previous quarter. Though the figure was 37% lower than the same period last year, it still indicates steady momentum in select pockets. Notably, high-end residential zones in NCR recorded a 5–6% annual capital appreciation, underscoring growing investor confidence.

Meanwhile, Gautam Buddha Nagar, which includes Noida, Greater Noida, and the Yamuna Expressway, saw 10,242 launches in the first nine months of 2025 — a 54% year-on-year increase. The report attributes this growth to robust infrastructure, competitive pricing, and the surge of development surrounding the Noida International Airport project.

This data underscores a crucial insight: value is migrating toward regions offering infrastructure-driven convenience and lifestyle-centric planning, rather than mere centrality.

Integrated Townships: The New Address of Luxury

The most significant manifestation of this shift is the rise of integrated lifestyle hubs and townships. These developments are built on a simple but powerful philosophy — luxury is not about excess; it’s about experience.

Modern homebuyers seek self-sufficient ecosystems that cater to every dimension of daily living. From wellness zones and spas to smart home automation, retail promenades, international schools, healthcare facilities, and recreational spaces, these townships offer a holistic life experience within one cohesive community.

In the Delhi-NCR region, areas like Sector 150 in Noida and Siddharth Vihar in Ghaziabad are emerging as prime examples of this trend. These micro-markets are self-contained lifestyle destinations—offering world-class connectivity, abundant greenery, and curated amenities that reflect global living standards.

For today’s luxury buyer, the appeal lies in being part of a community that aligns with their values: wellness, sustainability, security, and social connection.

    Developers Redefining the Luxury Narrative

This transformation has also pushed developers to innovate—moving beyond the conventional idea of luxury as marble floors and chandeliers, to focus on design intelligence, emotional resonance, and spatial storytelling.

At the forefront of this evolution stands Prateek Group, a name synonymous with quality craftsmanship, thoughtful design, and lifestyle innovation across the NCR. With an acute understanding of shifting buyer aspirations, Prateek Group’s projects represent a new era of experiential living — where architecture and lifestyle converge to create spaces that feel as good as they look.

Prateek Grand Begonia: Colonial Elegance Meets Modern Harmony

Located in Siddharth Vihar, Ghaziabad, Prateek Grand Begonia draws inspiration from the timeless grace of colonial architecture. The design philosophy embraces symmetry, grandeur, and balance—translated into spaces that exude sophistication while meeting the demands of contemporary living.

The project seamlessly fuses heritage aesthetics with modern sensibilities, creating an environment that encourages relaxation and harmony. Every detail—from the façade to the interiors—speaks to the brand’s commitment to craftsmanship and comfort. Prateek Grand Begonia is not just a residence; it’s an experience rooted in heritage-inspired modernity.

Prateek Canary: Future-Ready Luxury in Noida’s Greenest Sector

In contrast, Prateek Canary in Sector 150, Noida reflects the next generation of urban luxury. Designed as a low-density development, it prioritizes openness, light, and privacy—qualities increasingly rare in today’s urban fabric. Each residence offers panoramic views of vast green expanses, complemented by spacious private decks that extend the living area into nature.

Beyond its architecture, Prateek Canary embodies future-readiness—with sustainable construction, intelligent home systems, and wellness-oriented community design. It is conceived as a benchmark project for those who see luxury as a lifestyle emotion rather than a material possession.

Together, these developments by Prateek Group highlight a profound insight: the true value of a home today lies not in its distance from the city centre, but in how it enhances the rhythm of everyday life.

The Emotional Dimension of Address Value

In the traditional real estate narrative, value was quantifiable — square footage, land price, resale potential. But in today’s context, value is deeply emotional. It’s about the feeling a space evokes — the calm of a morning view, the comfort of natural light, the joy of community, and the ease of having everything within reach.

Luxury buyers now invest in experiences that elevate their lifestyle and reflect their identity. They want homes that inspire productivity, mindfulness, and connection, bridging the gap between the personal and the social.

This emotional connection transforms a “property” into a “place of belonging.” Developers who understand this — who create living spaces that tell stories, nurture well-being, and celebrate individuality — are the ones redefining the future of luxury housing.

The Road Ahead: Redefining the Prime Address

As NCR and other metropolitan regions continue to evolve, one thing is clear: the definition of a prime address will no longer be determined by its geographic coordinates. Instead, it will hinge on its ability to deliver holistic value — encompassing connectivity, sustainability, community, and emotional fulfilment.

Tomorrow’s luxury enclaves will be measured not by their proximity to commercial hubs, but by their capacity to offer balance — between work and life, solitude and socialization, modernity and nature.

In this new landscape, the phrase “prime location” has found a deeper meaning. It is no longer about living in the middle of everything but about living in a place that gives you everything you need.

Conclusion: The New Age of Conscious Luxury

The evolution of address value in India’s luxury real estate is not merely a market trend — it’s a cultural shift. It reflects how urban India is reimagining success, redefining comfort, and rediscovering the essence of living well.

For discerning buyers, luxury today is experiential, mindful, and sustainable. It’s about curated convenience, architectural integrity, and a lifestyle that nourishes both body and soul.

As developers like Prateek Group continue to innovate and respond to these changing aspirations, India’s luxury housing market stands on the brink of a new era — one where lifestyle becomes the ultimate address, and where the most valuable properties are those that make people feel truly at home.

Custom AI Images in Snaps: Snapchat Makes “Imagine Lens” Free for Everyone

Snapchat has officially rolled out its new “Imagine Lens” — the company’s first open-prompt image-generation AI Lens — to all users in the United States for free.

From Paid Feature to Free Access

Originally introduced in September 2024 for paid subscribers, the Imagine Lens is now available to everyone. With this AI-powered tool, users can transform their Snaps through custom text prompts or even create entirely new images.

    How It Works

Users can type prompts like “Turn me into an alien” or “Show me a grumpy cat” after taking a selfie. The Lens can also be used for creative ideas, such as visualizing Halloween costumes, or reimagining friends in new looks.

Once generated, the results can be shared directly with friends, posted to a Snapchat Story, or exported outside the app.

    Competing in the AI Race

Snapchat’s move comes amid growing competition from Meta’s AI tools and OpenAI’s Sora, which offer advanced AI-generated photo and video experiences.
For example, Sora allows users to create videos of themselves using one-time recordings, while Meta AI focuses on generating short video clips. These innovations are drawing younger audiences toward AI-driven creativity, pushing Snapchat to stay ahead.

    Broader Rollout Plans

Previously, the Imagine Lens was exclusive to Lens+ and Snapchat Platinum subscribers. Now, free users in the U.S. will receive a limited number of image generations, with expansion plans targeting Canada, the U.K., and Australia next.

The Lens can be found at the front of Snapchat’s Lens Carousel or by searching “Imagine Lens” within the app. Users can edit the caption to customize prompts or select from preloaded ideas for quick inspiration.

    Massive Lens Usage

According to Snap, users engage with Lenses more than 8 billion times daily, making this new AI feature a major step in the platform’s ongoing AI innovation push.
